How amazing is that????? I have now committed myself to having to drag myself out of my pit at this time every week for the good of my business but once I am there I love it and it is working wonders for my business profile. I would advise anyone that networking (if done correctly) is a fantastic way for anyone to grow and establish their business but you have to know what is the right networking event for you! So how does this affect our workplace? Well firstly it means that the lines of communication are very open and this is very important as in past roles I have found that when people don`t talk to each other that`s when mistakes start to happen and then people look to blame each other. It also means that staff are more willing to go that extra mile to make sure that things work out for you and the business. Manchester in the summertime has an excellent vibe from the bars along the canal side which are always busy during the summer months to to the restaurants of the town center where you can always find something to tickle your taste buds. I do love Manchester city center (although i don`t get to enjoy the night life as much as i used to with having little Ella). But if you have a particular taste in music (I`m partial to a bit of break beat) or just enjoy a certain ambiance then good old Manchester never fails. I did not want to leave it until Monday before i gave you another little snippet into the life of JP Hay Lettings.&lt;BR&gt;&lt;BR&gt;Well Saturday was a bit of a hectic day with plenty of enquiries coming through in regards to all of the new properties we have on the market, this is generally due to the end of the Easter period and people coming back from holidays so the hunt is on for the new homes to move into for the summer months.&lt;BR&gt;People do generally tend to start looking for that new place to live well in advance, it used to be that people would be having a general look around about 6 - 8 weeks before but now things have changed due to people staying in rental accommodation for much longer periods as it is so difficult to buy. This means that properties are being reserved sometimes as much as 10 weeks before they are due to move in. One example of this is a house that we recently had to let in Sale where the landlord is moving to New York in May and he wasn`t even really sure of the date. We placed the house on the market and it was taken and had a £400 holding fee placed on it within the first week 12 weeks before it was available!!! It seems that potential tenants are now looking for somewhere they can stay for a long period of time whereas before people would take out a 12 month tenancy and then after the 12 months they would move on! The disadvantage for a company like ourselves is that we wont have the letting fees as often but the big advantage is that we can forecast into the future for longer periods as we can see a clear amount of residual income coming in over the length of the tenancy. An example of people wanting to have longer tenancies is that of a recent tenant of mine who is based in GN Tower on peter street who has just asked me can they stay for a period of four years!!!! This was virtually unheard of in the past. So the moral seems to be if you get somewhere you love then stay there because rents are on the increase and people are moving less.&lt;BR&gt;&lt;BR&gt;So I`m sure you would all like a little update on what the team have been up to? After working yesterday I decided to have a little bet on the national (which i don`t normally do) Jess and i both won some money as we placed bets each way on the 2nd and 3rd runners up. However i was still at a loss because i got just a tad carried away when i was placing bets and was like "i will have that horse and that one and that" just like i am in life really : ) which means i came out of it all £15 down. Ah well you win some and you lose some!!!&lt;BR&gt;&lt;BR&gt;I was also due to attend my friend Vicky Brathwaites 30th birthday at a roller skating rink last night but unfortunately I didn`t have anyone to look after Ella and i don`t think an 18 month old roller skates and intoxicated adults really mix so I didn`t end up going!!! gutted really as it seems like everyone had a great time. So Happy Birthday Vicks i hope you had a blinder and i will no doubt see you on May 19th.&lt;BR&gt;&lt;BR&gt;Sunday is my only day off from the world of my business and i do try to use it to unwind but it never happens i always end up doing something whether it be reading a new business book or working out a new marketing strategy!!!&lt;BR&gt;&lt;BR&gt;Anyhow in keeping with Jess`s fitness regime i ordered her (yes ordered) to meet me at the gym for 9.45am where we engaged in a class called Fast and Furious, when we walked in the room the instructor was Staurt from Big Brother (gym instructor from Manchester about 3 years ago). Now i did have my apprehensions seems as he still likes to wear eye makeup! but let me tell you he was brilliant. The class was fast paced and high cardio but it was a great workout. By the time we had finished Jess looked like she was going to explode and be sick at the same time but the smile on her face that she felt great about doing it was amazing. Doing this has thoroughly assured me that I just do not have the time to be involved in the day to day activities such as viewings and move ins etc. My time is much better spent thinking of new ways to market and grow the business and make JP Hay Lettings the best Lettings agent EVER!!! : )&lt;BR&gt;&lt;BR&gt;This morning in we had an issue with a potential tenant who did not want to fill in the full application form with her financial details etc.. and she wanted to see the tenancy agreement first before we had assessed her eligibility for the apartment. I do totally understand where an individual may be coming from in regards to providing us with this kind of information but I would like to assure everyone that there is nothing that a letting agent such as ourselves could do with purely a number in regards to your salary and the name of an employer. The reason that we need this information is so that when we come to do a full and current credit check we MUST fill in these details and provide them to the credit reference agency as this is what makes part of the credit score and makes the decision if you are earning enough to cover the payment of rent. For example should you wish to take on a property with the rent of £600 then a credit check will only pass you if you are earning (If this is a joint application the amount would be between the two people) £16k per year for £700 pcm £17k and so on and so fourth. It is such a shame that people have been treated very badly in the past by their landlords and to this effect those of us who are trying to help and get people through the process are hindered along the way as it makes tenants very suspicious of what we are asking for personal information. The best way to describe it is that we are like any other credit referencing company whether it be for a credit card etc... In order to ensure that we are doing the best for our landlords and to combat any attempt of tenant fraud we must thoroughly check every single person. This is not the Letting Agent trying to be difficult it is simply a requirement so that the Landlord knows that they are using a Letting agent who follows the rules and provides them with good tenants.&lt;BR&gt;&lt;BR&gt;So far today I have once again been up at the crack of dawn and off to my Networking meeting in Sale where this week I have been passed some very good business from the other members.&lt;BR&gt;&lt;BR&gt;Yesterday I conducted my interviews for  a new recruit and there were some very good potentials (which is good for me to say because I am usually very difficult to please) and i am looking to take my chosen ones through to the next stage. But it is law for a landlord to know there Electrics are safe and how do you know unless you have one!!&lt;BR&gt;4) You are obliged to let your mortgage company know that you have let the property&lt;BR&gt;5) Furnished properties! The landlord must ensure that all of the furnishings are compliant with fire risks. Things like sofas or mattress`s usually have labels on to confirm this.&lt;BR&gt;6) Tenants deposit to be registered with a designated deposit scheme&lt;BR&gt;&lt;BR&gt;We have very good rates with our contractors who are able to provide these kind of certificates for properties but if you are a landlord who is looking to manage your property yourself then we would advise you to shop around as there are various prices for these services.&lt;BR&gt;&lt;BR&gt;So what have we been up to! Well Friday night after a long hard week I had the exciting task of going to Tesco which i can say i absolutely detest. If i could pay someone to do my food shopping i would, it just takes up far to much time when I would much rather be doing other things and if I had my way basic food items would be free : )&lt;BR&gt;&lt;BR&gt;Saturday I went shopping with Ella and I treated myself to a lovely pair of Kurt Geiger shoes which i looovvvvveeee and I do believe in spending a little bit more for quality and something that will last rather than cheaper goods that will be ruined in no time. I unfortunately have inherited the gene in my family for expensive taste (Syl its all your fault) and it seems that whenever I am looking at a selection of goods you can guarantee without doubt that I will always pick the most expensive one! its not a bad thing though it just makes me work harder!&lt;BR&gt;&lt;BR&gt;Saturday evening i went to a wedding reception of my friend Lowri and her new husband Wez, we had a fantastic time (even though i was driving) Lowri is heavily pregnant and looks amazing, she is due to have her little boy in July so all of us at JP Hay Lettings would like to wish Lowri and her little family all of the best for the future.&lt;BR&gt;&lt;BR&gt;JESS FITNESS REGIME&lt;BR&gt;&lt;BR&gt;I had Jessica up early doors again on Sunday and off we went to the gym! Our intention was to do the fast and furious class but our original instructor Stuart was sick and his replacement!!!! Well lets just say a sense of rhythm is a much needed thing when you are teaching a cardio aerobics class and the replacement instructor had a slight lack of it!! So what are the most affluent areas and what are the going rents? Cambridge street (located just of Whitworth Street West) namely Macintosh Mills seems to be a very popular building with a lot of foreign national students making it their home whilst they study. The apartments are beautiful with a lot of exposed brickwork and piping from the original Dunlop mill, they are open plan with large windows and are extremely light and airy. The only negative with this building is that there isn`t any designated parking! but I suppose that individuals who have traveled from abroad aren`t that concerned with this issue. Mac Mills (as it is known locally) was one of the first developments JP Hay Lettings aquired some of its first properties and I have to say it is still one of my favorites. Rents here can vary from a 2 bedroom property being in the region of £875.00 to £950 (as they vary a lot in size) to some of the units providing 3 bedrooms and coming in at a sum of £1800 PCM.&lt;BR&gt;&lt;BR&gt;All in all Mac Mills is an attractive development with excellent access to the universities, motorway networks and the restaurants bars and shops of the city center. Ideal for any city center dweller&lt;BR&gt;&lt;BR&gt;SO WHAT HAS BEEN HAPPENING HERE THIS WEEK!&lt;BR&gt;&lt;BR&gt;Apart from being hugely busy with lots and lots of marketing and dealing with new enquiries we have still managed to have a little bit of fun in the working environment. We are still hitting the gym before we come into work (which is very early) and Jess is doing great with sticking to her healthy regime so she is on the road to success. &lt;BR&gt;&lt;BR&gt;We attended the Networking in the City Curry Club at the Raj Doot yesterday where they do a mean curry and we meet some fantastic people. We sat across from two gentleman one named Paul Kirkham and the other named Greg Phillips who we instantly gained a rapport with and I have to say we had a really good laugh. I am sure we would not hesitate to business with either of these guys in the future and that is what these type of events are about! Making good valuable business contacts.&lt;BR&gt;&lt;BR&gt;The highlight of the week has to be when Jess`s costume arrived at the office for her fancy dress party this weekend. Her friend Fliss is having a popstars theamed house warming and Jess has decided to go as lady gaga. Well this very pointy, very short dress arrived complete with large blonde wig and blonde bow so she tried it on and the laughter exploded. When i say short i mean short it barely skimmed her neather regions (she has now sewn two layers of lace on to the bottom for a bit more length) and she has also ordered some lady gaga glasses which arrived today and which she is currently wearing whilst sat in front of the computer. Vi Vi`s are video viewings and we are now happy to announce that not only will we still be doing viewings in the traditional way but we now have the facility to provide a viewing via video link.We have had a busy week visiting our various properties to rent and doing walk through viewings which are then uploaded to our site.  The process will be that when an individual calls about a property we are now able to offer them an initial viewing via video which can speed up the viewing process and is an option for those who are restricted by work or distance.&lt;BR&gt;&lt;BR&gt;We will then send the potential tenant the video link and as they watch a member of staff will be at the end of the phone to talk them through the viewing and answer any questions along the way, we do hope that this will help both landlord and tenant to speed up the viewings process and to eliminate any void periods at properties and also prevent tenants from losing out on a property because they couldn`t get out to see it.&lt;BR&gt;&lt;BR&gt;We hope that this new service will be a fantastic success.&lt;BR&gt;&lt;BR&gt;So what have we been up to??&lt;BR&gt;&lt;BR&gt;This week has finally seen the completion of the Voice of JP Hay Lettings, this is our new newsletter and you should all receive your copy through your letter box very soon and i really hope you enjoy it.&lt;BR&gt;&lt;BR&gt;JESS FITNESS REGIME&lt;BR&gt;&lt;BR&gt;Jess has been doing very well and sticking to her regime, she will be like a tracing paper stick insect by the time I have finished with her  : ) We were at the gym at 7.45am this morning getting a good workout in before we headed to the office. This is something that JP Hay Lettings will now be including in all of our future descriptions as it may be of some help when tenants are trying to establish what their bills will be so that they can budget their total out goings per month.&lt;BR&gt;&lt;BR&gt;PHANTOM OF THE OPERA&lt;BR&gt;&lt;BR&gt;As per the last blog Jess and i were about to attend the production of Phantom of the Opera at the palace theatre. The evening started at around 5.30pm when we went for dinner at Don Giovannis, they have a theater menu which was around £16.95 PP for a three course meal which was superb and was all washed down with a bottle of Champagne. If you get the chance to head to Don Giovannis then please ensure that you do as the food is delicious. &lt;BR&gt;After dinner we walked over to the theatre where we made friends with the bar man Nic and instantly ordered two more bottles (they save one for you for the interval). I was so excited as i had wanted to see the production since I was a child. I have to say it was fantastic and totally reached my expectations both Jess and I were fixated on the stage the whole way through. The acting, the set, the voacls the whole production was outstanding and i would see it again.&lt;BR&gt;&lt;BR&gt;Once it had ended and we had drank just a tiny bit much off we staggered to label on Deansgate to see our friend Ric Gresty who is a fabulous house DJ, we had a catch up and a bit of a dance then headed over to the locks to Revolution. We finally decided to call it a night at around 2am lets just say that by that point we were a little worse for wear but it was all worth it as we had an excellent time. With the sunshine comes lots of new enquiries and tenants on the move looking for apartments with balcony`s so that they can enjoy the summer evenings.&lt;BR&gt;&lt;BR&gt;Tenants often ask us why they would need a guarantor, the answer to this is that if a tenants does not have the financial income to cover a rent or if they are a student then yes they will need a guarantor. The night was a memorial night for Chris Corridan who was a friend of mine and an avid breakbeat dj who sadly passed away 8 years ago today after a battle with lukemia. Chris was a much loved guy and one of the good ones! the night was a great success and i really enjoyed dancing the night away with all of my very very good and close friends to the music we all loved and even though i drove i had a fantastic evening and we raised some money for a great cause.&lt;BR&gt;&lt;BR&gt;RIP Chris you will never be forgotten.&lt;BR&gt;&lt;BR&gt;JESS FITNESS REGIME &lt;BR&gt;&lt;BR&gt;Jess is doing fantastically well and has been hard at it at the gym, i am very proud of her and soon she will be weight of a feather : )  We have been boxing up to three times a week which is pretty hard going in this heat. However even in Manchester city center things are changing as tenants are making apartments their long term home rather than a pit stop for 6 or 12 months and with Manchester being such a vibrant city who can blame them!! We have also had a massive growth in the student community (JP Hay Lettings also provide student accommodation for the academic year) which in turn is not only seeing students rent student houses but they are moving to the city center for a more hustle and bustle lifestyle. Excellent news for those landlords looking to buy in Manchester as the demand is on the increase! So if you know a landlord who is looking for advice on where to buy in Manchester then send them to JP Hay Lettings and a member of the staff will be only to happy to help.&lt;BR&gt;&lt;BR&gt;My weekend was nice and relaxed apart from working I have enjoyed spending some time with little Ella as it isn`t very often that I get the whole day with her so i thoroughly enjoyed it. I also thought that the jubilee concert on TV was fabulous and all of the street parties have made us all feel very patriotic &lt;BR&gt;: )&lt;BR&gt;&lt;BR&gt;Jess has recently enlisted the help of a personal trainer on her get fit scheme and she is loosing weight  yay. Some tenants just do not think that leaving all of this mess can hold up viewings and cause loss of rental and sometimes expenditure to the landlord when the costs exceed the deposit taken. I often want to ask " if you bought a property and i came in and mistreated it and left it in an un habitable state then walked away with the mind set of well its your property why should i pay to clean up the mess that i have made" what would you think??? It isn`t like any of these properties are cheap to rent, i simply just do not understand why someone would pay close to £1000 per month to live somewhere and just not keep it clean. This truly is a puzzle to me! Anyone who can help all answers are welcome!&lt;BR&gt;&lt;BR&gt;NEW MEMBER OF STAFF&lt;BR&gt;&lt;BR&gt;I would like to introduce my new lettings agent Miss Gabriella Hinde (or Gabbie as she likes to be know). Gabbie has been with us now for around 4 weeks and is doing so well I have offered her a full time position with the company. Gabbie has a degree in business management and has a working background in customer service and retail. We are happy to oblige and speak with the local council in order to establish what band the property is in so that we can give an average estimate but it really does depend on the personal circumstances of the people who live there!  It all depends on if the individual works or is a student and if they do work then how many hours do they do work etc... We will always do our best to try and provide our new tenants with as much information as possible about how much your utility bills cost.&lt;BR&gt;&lt;BR&gt;However I do have access to a fantastic guy who can help with all of your requirements in regards to bills, he can place them all onto one bill for you every month (gas, electric, phone, Internet, mobile phone) and often at a very discounted rate. My advice on this is lots of re search and also understand that if you want to live directly in the center and also have the luxury of parking the cost can change dramatically.&lt;BR&gt;&lt;BR&gt;If you are looking for a 1 bed apartment on the outskirts of Deansgate locks or castlefield then you are most likely to be looking at a price of around £750 PCM. If you then move this location so that you are more central and located just off deansgate or possibly close to Piccadilly then the price increases and depending which building you prefer the price can often increase dramatically. We do sometimes have enquiries for apartments which are located centrally and the potential tenant may only have a budget of £600 and when we respond and let them know that it is generally a request that can never be granted they may seem a little surprised.&lt;BR&gt;&lt;BR&gt;My staff are fabulous though and will always try to make the potential tenant understand what is available to them and what kind of property can be achieved with the budget they have and we will always try and get them as close to their desired location as possible.&lt;BR&gt;&lt;BR&gt;Just please be patient, when we explain that you will not get a two bedroom apartment located in Beetham Tower for £550.00 then understand that we are telling the truth and that we will be very helpful in finding you the perfect home : )&lt;BR&gt;&lt;BR&gt;Last week was the Landlord and Lettings show at Events City and I took Gabbie along, I have to say that some of the seminars were fantastic and provided invaluable knowledge to both myself and Gabbie plus we met a lot of new people from various connected industries and we also had the pleasure of meeting a lot of lovely landlords. I am a bit sad that we didn`t get to the show until the second day and next year I will make a concious effort to be there on the first day it opens although I may decide to exhibit.&lt;BR&gt;&lt;BR&gt;Monday I was in Birmingham at one of my Entrepreneurs Circle events and due to the fact that I had twisted my leg (on a drunken night out!)  The lovely Rachel drove us to the event, Rachel is part of a family run construction business named Adamson construction and interiors and they are excellent. Should you ever need a conservatory, kitchen, bedroom, bathroom etc then they are the company for you! Hope the weather isn`t getting you down.&lt;BR&gt;&lt;BR&gt;This week has seen the eruption of the property market in the city center which is perfectly normal for this time of year and a variety of requests.&lt;BR&gt;&lt;BR&gt;JP Hay Lettings have also taken Rightmove on board who are currently the number 1 property portal in the UK, now as you all know we don`t have a shop front but with portals such as rightmove and find a property.come etc does the general home hunter go around the various estate agents looking for property or is it portals such as Rightmove that get their attention first?&lt;BR&gt;&lt;BR&gt;After speaking with most of my current tenants and asking their opinion it seems to be the case that people generally like to have a look on the Internet in the comfort of their own home where they can browse properties freely and don`t have the pressure of being sat in front of an agent who may force them to view something that they don`t really like or want! This is turn coupled with the great response that we get from property portals has at this current moment in time meant that we have stayed with the decision of having an office rather than a shop front.&lt;BR&gt;&lt;BR&gt;It also means that we can deal with any of the requests from our lovely landlords and tenants on an immediate basis without being disturbed by any member of the general public walking in and diverting our attention. That`s not to say that we will never have a shop front because one day we just might : ) &lt;BR&gt;&lt;BR&gt;The team at JP Hay Lettings have moved office this week, not to far but just across the hallway as we were finding that the old office was a little bit of a squeeze to say the least. I didn`t actually realise just how small our old office was until we moved over to the new office and now i can twirl round on my chair all I like without bumping into the filing cabinet, the bookcase or the leg of my desk! &lt;BR&gt;&lt;BR&gt;Gabbie has settled in very well and after 5 weeks training is now out and about viewings on her own, but she has taken to her role very well and is working with our landlords and tenants to ensure that they are happy with the service which they are receiving. When it comes to the end of the day I can see that she is well and truly tired which means that she has been working hard : )&lt;BR&gt;&lt;BR&gt;I had a wonderful weekend with my first Saturday off in 4 weeks, and have been celebrating the new arrivals or soon to be arrivals of my special friends. Friday i was at the lovely Lisa`s and had the pleasure of meeting little Iestyn who is a new arrival for my friend Lowry. Iestyn was born 29 weeks into the pregnancy and so at two months old he isn`t even 6 pound yet but he is thankfully doing well and is totally gorgeous. Well done Lowry and good luck being a first time mummy.&lt;BR&gt;&lt;BR&gt;Saturday I was in Heaton Moor with all of my girlies having a pre celebration for my friend Clare who is 35 weeks pregnant and looks great, it was a great catch up and we had food and drinks (apart from Clare of course who had a cheeky cider) Good luck Clare and I am looking forwards to meeting the little one when he or she arrives.&lt;BR&gt;&lt;BR&gt;I would also like to say goodbye and good luck to one of my oldest and dearest friends Leah Bailey who moved to Honk Kong on Sunday to live with her husband Martin and her two gorgeous boys Louis and Noah! Martin is a pilot for Cathay Pacific and the whole family has relocated. That all depends on specific requirements eg how many bedrooms, bathrooms etc. If you are already familiar with the Manchester area then you will be well aware of the better areas with much better locations and transport links etc.&lt;BR&gt;&lt;BR&gt;For those who are not from the Manchester area you should be looking at maps and assessing where the nearest transport links are to the city center that is of course if you are not centrally located. The advantage with JP Hay Lettings is that we are all very knowledge in regards to the Manchester area and where the buildings are located. We are able to help and guide those who are looking to be close to a particular point of interest or a university, sometimes when you look on a particular map a building may seem much further away than it actually is. We are also happy to let people know about certain, restaurants, shops or night life.&lt;BR&gt;&lt;BR&gt;So if you are looking for a new home it is always an idea to give the agent a call first and have a chat with them in regards to where you are looking to live and see if they can give you any help or information in regards to what is available close by, it may be that you find another apartment just as good but at a cheaper price and much nearer to the center than you originally assumed it to be.&lt;BR&gt;&lt;BR&gt;This weekend I had a wonderful family dinner with the family to celebrate the birthday of JP Hay Lettings, I am very proud that the business has grown and that we seem to be going from strength to strength. I have given blood sweat and tears to the business and I am far from my long term goal but I will get there in the end : ) We were also celebrating the fact that Daniel has passed his first year of exams at college and can now move on to the second year of his apprenticeship. Well done Daniel!!&lt;BR&gt;&lt;BR&gt;Gabbie has enjoyed her first two weeks of full time with us and is doing a great job she is turning into a lettings machine and I`m sure we will soon be in a position where i can take a well earned rest and leave the business in capable hands.&lt;BR&gt;&lt;BR&gt;JP Hay Lettings have a new arrival and we are happy to welcome Beenish Ghazi to our team, Beenish has a degree in Bio Medical Science and has previously worked for a housing association. I suppose it isn`t that bad when you are stuck in the office throughout the day. Although the shutter at my end of the office is broken at the moment so i don`t get to see much natural daylight unless I turn round and look out of the other window : )&lt;BR&gt;&lt;BR&gt;In the office this week it has been busy and we have had a lot of offers on properties, I love this time of year when we are very busy and we don`t seem to have enough hours in the day to get everything completed it just feels worthwhile. Having said that I do love it when I get to Saturday at 2pm and I know I can have the rest of the weekend to relax. Not that it happens much because I am always thinking about work.&lt;BR&gt;&lt;BR&gt;Rental properties are much like anything else, when its peak season such as now and there are a lot of properties either vacant or about to become vacant the price may drop a little. This is due to the fact that tenants can afford to be a bit more choosy as that have the advantage of a variety of choice on the market! Having said that the best apartments in the best buildings will always be taken on the first or second viewing. When it gets to winter and there is a lot less vacant property the prices creep up a little this is an advantage for the landlord, however there is also a disadvantage in the fact that it may take a little more time to fill a property so its a bit of swings and roundabouts.&lt;BR&gt;&lt;BR&gt;This week i have been thinking of lots of new services that we can offer our landlords to help their properties let faster and of course increase sales!! &lt;BR&gt;&lt;BR&gt;I actually had a Saturday off this weekend (hooray) and I have to say it was lovely, Ella went to her Grandma`s so it was a baby free day and a memory of what my life used to be like : ). I started the day with a lovely manicure and pedicure and it was nice to just sit there in the peace and quiet without hearing the word MUMMY repeated about 100 times. I then had a lovely lunch with Jessica and a well deserved vino and in the evening i met some of my lovely ladies in Heaton Moor for a drink in celebration of Sharons birthday. It seems that a little bit of sunshine has finally arrived in Manchester and due to the fact that our current office is located on the 3rd floor of a converted mill and is on the south side of the building i reckon that we could actually get a tan through the windows :).&lt;BR&gt;As many of you already know we have now relocated to the city center and I am thoroughly enjoying it, i have to admit I`m a total manc Townie at heart and i love being out and about in Manchester during the daytime (even though during the evening I`m a boring mummy at home with Ella). Moving to the City Center was defiantly the correct move for us as a high % of our business is currently located here and so it makes much more sense to be able to conduct viewings in a much shorter space of time.&lt;BR&gt;We also have a new addition to the team, Kirsty has joined us on work experience and if all goes well she will join us as an apprentice on a permanent basis but so far so good and she seems to be enjoying the challenge (and it is a challenge) of being part of the JP Hay Lettings team.&lt;BR&gt;At this time of year our office gets extremely busy and we have a lot of move in and move outs that need to be done.
