Below are some questions that are often asked by people considering to use our services.
DO I NEED TO UNDERTAKE A REFERENCING PROCESS?
In order to ensure that you meet the satisfied requirements we will carry out various credit checks. In the first instance you will be required to fill out a straight forward application form with details such as, your place of employment, your current (and previous should you of lived there for less than three years) address. We also require that you provide two proofs of identification, one should be in the form of a picture passport or driving licence and the other should be a utility bill with your current address (mobile phone bills are not accepted). This procedure is very standard and will generally take up to 24 hours to process but can take up to 5 working days to complete. Once this procedure has been fully completed we will call and arrange a convenient time and date for you to check in, collect your keys and ign your tenancy agreement.
WHAT IS A GUARANTOR AND DO I NEED ONE?
A guarantor is needed for those applicants who have recently moved to the UK and can not provide proof of previous address’s or those who do not meet the required salary bracket and students.The guarantor is often a parent or a member of the family they must be resident within the UK and complete the required paperwork. They must sign a form to state that if you default on your rent then they will be liable for the amount.
WILL I PAY A DEPOSIT?
The answer is yes and the deposit (depending on the landlords specifications) is one month’s rent plus £100.00 therefore if your rent is £450.00 then your deposit will be £550.00. The deposit must have been received in full before any keys to a property will be given to you.
HOW SOON WILL I BE REQUIRED TO PAY MY FIRST MONTHS RENT
One month’s rent will be required upfront before a tenancy can begin and any keys can be released, the amount must be paid in full and any funds must of cleared.
Your rent is to be paid on a monthly basis by standing order into the account details provided and will be paid on the date which you moved in so for example if you moved in on the 11th March, your next rent date will be the 11th April and so on for each subsequent month.
WHAT IS AN INVENTORY?
An inventory is a detailed list of the fixtures and fittings of the property and you will be provided with a copy of this list on move in day. You have a maximum of 48 hours to check the list and to return it for any ammendments.
DO I HAVE TO PAY MY OWN BILLS
Yes all of our tenancies (unless otherwise stipulated) are exclusive of utility charges and it will be your responsibility for any water, gas, electric and council tax bills. At the beginning of any tenancy we will provide you with the relevant meter readings so that you can set up your account and all bills can be transferred into your name. We also advise that you contact the suppliers yourself to ensure that the account is set up correctly and to prevent any large arrears arising.
